The Promenade des Anglais & the Quai des Etats-Unis
Extending over nearly 7 km, the famous Promenade des Anglais takes its name from the English aristocracy who used to stay in Nice.
As early as the 19th century, the English made the Baie des Anges their favorite vacation spot for winter tourism. This prestigious avenue is the best known in the city of Nice and gives it a large part of its identity. Bordered by beaches, the "Prom" offers a variety of architecture, from Belle-Epoque residences to more contemporary buildings, as well as the most prestigious hotels on the Côte d'Azur, including "Le Negresco", "Le Palais de la Méditerranée" and even "Le Royal". Known for its rollerblading, cycle and pedestrian paths, for its blue chairs and its pergolas facing the sea, the Promenade des Anglais is always elegantly flowered. It stretches from Nice Côte d'Azur International Airport to the Quai des Etats-Unis.
Very well served by public transportation, this very lively district attracts many tourists every year. It is one of the places in Nice that concentrates the most restaurants, cafes and bars, with multiple clubs and festive events set up along the beaches. Houses on the “Prom” are rare. There are mainly apartments popular with investors in order to offer seasonal or long-term rentals. There are many second homes on the Promenade des Anglais.
Cimiez
Considered one of the most prestigious residential areas of Nice, Cimiez is located on the north-eastern heights of the center of Nice.
Overlooking the city of Nice, Cimiez is above all a district rich in heritage. It was the Roman cradle of the city of Nice and its region, and you can still admire the ruins of the Cemenelum, the archaeological museum, the arenas and the Roman baths. Its archaeological sites, its museums (including the Matisse museum, or the Marc Chagall museum), its green spaces, its peaceful streets, its luxury hotels and its fantastic view of the sea make the Cimiez district a sector sought after by retirees such as families who find there all the amenities they may need – including a university department, several colleges and a high school.
A true haven of peace, Cimiez is made up of small peaceful streets and offers a varied housing stock: bourgeois palaces, villas with garden and sea view and modern residences with top-of-the-range services.
Among the architectural and heritage marvels, the Excelsior Regina Palace - a former private mansion built in 1896, which housed Queen Victoria during her stays on the French Riviera. The Nice Carré d'Or housing stock is relatively old, but most of the accommodation has been completely renovated with great amenities. Thanks to its strong rental potential, real estate in Nice Carré d'Or is of great interest for investment.

Close to the hypercentre of Nice, it is a district that is both residential and touristic, which offers a remarkable quality of life. Renowned for its architecture, the Musicians' quarter is mainly made up of Belle-Époque style palaces, hotels or villas mainly built at the end of the 19th century and the beginning of the 20th century: the Palais Gounod, the Palais Victor Hugo, the Palais Sapho and the Palais Atlanta…
