Off-market real estate: how does it work?

Côte d'Azur Sotheby's International Realty teams take the marketing of the properties entrusted to them seriously. For this reason and thanks to the matching of the expertise of our real estate agents and the needs of the client, it is possible that some properties require massive advertising and others are offered off-market.

This may be the case when owners wish to sell discreetly, or more simply when the level of performance is so high in relation to the market that they will leave without having been promoted on digital and paper platforms. This is what is known as the Off market.

What is the "off-market" in real estate?

The off-market consists of "marketing a property with absolute discretion", without going through the classic means of real estate advertising. The Off-market is particularly used when the property is located in a tense geographical area, when it is a type of property that is particularly sought after, or when the owners want extreme discretion on their assets and their appearance on the market, for example

Tight local market

In some urban areas, the real estate market can be very tight and real estate transactions can be very fast. Therefore, the property will be offered exclusively to a list of potential buyers whose search criteria are exactly those of the property freshly entered into the mandate.

Type of property sought

On the other hand, certain types of housing are particularly sought after and are arriving on the market piecemeal. Properties that can be described as exceptional or atypical, we find in particular lofts or penthouses in the city, waterfront properties, architect houses...

How to get there?

It is essential to have connections in the real estate business or build a special relationship with your real estate agent.

Selling your property Off-market

To sell off-market, the seller must communicate to his agent his desire to sell his property discreetly. On his side, the real estate agent will mobilize his network with a list of recipients of the offer specially designed according to the property for sale.

Thus, the professional will make his buyers benefit from a confidential opportunity, to which they would not have had access otherwise; it is also the promise of a discreet sale for the seller, since the real estate agent has already done all the work of qualification of his contact base. This discretion makes sense when it comes to prestigious properties or when the property belongs to personalities who do not wish to publicize the sale.

Selling Off-market can therefore allow to :

- Create a form of scarcity around your property

- Ensure confidentiality and tranquility when you do not want your property to be identified and identifiable at the sale

Buying your property Off-market

It is necessary to be part of the privileged network of a real estate agent who is an expert and influencer in the sector, or who has a large and varied portfolio. This is the case of our real estate experts at Côte d'Azur Sotheby's International Realty, and in particular the Private Desk.

The Private Desk of Côte d'Azur Sotheby's International Realty is composed of Peter Illovsky - President, and Frederic Barth, Managing Director of the company. They are your privileged interlocutors for your ultra luxury real estate projects in France and abroad. Their experience in this field has given them all the necessary qualities to carry out a search or a sale in complete discretion.

It is almost impossible to access the off-market without the help of an agent because by definition, the property in question will not be found on digital or paper real estate platforms.

Buying Off-market can also allow you to :

- To discover an exceptional property beforehand

- Enter a network of qualified and considered buyers and sellers

Off-market, a risky game

For the selling owner, Off-market is inherently synonymous with no advertising and no visibility, which can be a risky gamble.

Trust your real estate agent's expertise before determining such a strategy. At Côte d'Azur Sotheby's International Realty, we benefit from all the expertise and strength of the global Sotheby's International Realty network. Entrusting a property for sale to the real estate experts at Côte d'Azur Sotheby's International Realty means exposing it to the power of the global franchise and its entire customer base, whether the property is "On", or "Off market".
