Presse Les Echos : Saint-Tropez - A Luxury Destination for Discerning Holidaymakers
Saint-Tropez, an iconic Côte d'Azur town that attracts jet-setters and wealthy vacationers from around the world with its spectacular beaches, designer boutiques, world-class restaurants and lively nightlife scene, epitomizes elegance and glamour under the Mediterranean sun.
Peter Illovsky, President of Côte d'Azur Sotheby's International Realty and Fabien Tremblay, Director of our Saint-Tropez branch, talk to Les Echos about the coastal village's positioning in the luxury real estate market.
A constant craze for Saint-Tropez
Despite the scarcity of real estate opportunities, mainly focused on second homes, Saint-Tropez is a summer staple, rivalling such popular spots as Ibiza or Mykonos. With a surface area of around 15 km² already heavily urbanized, real estate remains expensive in this region much sought-after by international holidaymakers.
Depending on property type and location, prices range from 15,000 euros per square metre for a small apartment with no sea view, to 60,000 euros per square metre. Although buyer interest is slightly less pronounced than a year ago, the Saint-Tropez real estate market is still driven by transactions for second homes, with a strong presence of foreign buyers.
Where to buy in Saint-Tropez?
Saint-Tropez is made up of different areas, all prized for different reasons.
Buying in the village of Saint-Tropez
The village, with its narrow streets, houses mainly apartments and a few rare townhouses. Its central location and shopping atmosphere make it a popular spot, where everything can be done on foot. Prices per square meter remain solid, hovering around 15,000 euros without a sea view.
Fabien Tremblay takes the example of the Latitude 43 residence, an Art Deco building dating from the 1930s, where 30 m² studios in need of renovation are priced between 300,000 and 500,000 euros. In recent years, the town has come alive even outside the summer season, as we've noticed an increase in the number of homeowners working remotely from their second homes.
Buying in a sought-after residential area in Saint-Tropez
The Capon area, with its villas nestled in the pines and on the heights, offers unobstructed views of the Mediterranean Sea, with the nearby beaches of Tahiti and Les Canoubiers. The Salins district, to the east of the peninsula, is also a popular residential area. A 300 m² house with a 3,000 to 5,000 m² plot sells for between 7 and 8 million euros.
Buying in a private estate in Saint-Tropez
For those seeking more tranquility, while remaining close to the festivities, the most exclusive address remains the "Les Parcs de Saint-Tropez" estate, a private, ultra-secure location appreciated by the very wealthy. With no fewer than 180 properties, prices for the largest villas, with helipad and direct access to the sea, range from 4 to over 100 million euros. On the outskirts of Saint-Tropez, the neighboring commune of Ramatuelle offers a beautiful coastline and top-of-the-range properties in calm, verdant surroundings, with magnificent sea views, as well as the southern part of the Gulf, near Sainte Maxime and Grimaud. These confidential addresses, popular with celebrities, are just a few minutes' walk from Pampelonne beach.
